As a prospective resident, your goal is to find a home that is well-maintained and safe for you and your family. When leasing from Root Principles, you’ll receive a level of service that provides that peace of mind, while striving to make things easier for you.

Maintenance Request

All maintenance requests must be submitted using our maintenance request portal on Buildium. Our service providers will contact you within 24 hours to schedule an appointment. We also have 24/7 emergency service available.

Rent Payments

All rent payments must be received according to the terms of your lease agreement to avoid incurring possible fees. Please refer to your lease agreement for details. Rent payments may be processed either by mail or online at our secure payment portal under the terms of your lease.

Rental Criteria

  • All persons 18 or older must apply.

  • The application screening fee is $55.00 per person plus a processing fee from the software company and is non-refundable regardless of the outcome.

  • Security Deposit is one month’s rent with approved credit.

  • You must have a FICO score of 675 or higher; if you do not have any FICO score then tenancy may be obtainable with a larger security deposit based on approval of other rental criteria. Negative or adverse debt showing on consumer credit reports will require additional security deposits or acceptable co-signers. Ten or more unpaid collections (not related to medical expenses) will result in the denial of the application.

  • Five years of eviction-free history is required except for general eviction judgments entered on claims that arose on or after April 1, 2020, and before March 1, 2022. Eviction actions that were dismissed or resulted in a judgment for the applicant will not be considered.

  • You must have 12 months of verifiable income, paystubs, bank statements, or income tax records. Less than 12 months will require an additional security deposit or acceptable co-signer. Applicants using self-employment income will have their records verified through the state corporation commission and will be required to submit records to verify their income, which records may include the previous year’s tax returns.

  • You must have a verifiable 12 months of a previous rental record with a good payment history. Less than 12 months will require an additional security deposit. 3 or more notices of nonpayment of rent within 1 year will result in denial of the application. 3 or more dishonored checks within one year will result in denial of the application. Rental history reflecting any past due and unpaid balances to the landlord will result in denial of the application except for unpaid rent, including rent reflected in judgments or referrals of debt to a collection agency, that occurred on or after April 1, 2020, and before March 1, 2022.

  • You must have government-issued photo identification. (state driver’s license or passport).

  • You must have a social security number.

  • No felony convictions for manufacturing of an illegal substance or violent crimes.

  • Monthly income should be at least 2.5 times the stated rent and must be from a verifiable, legal source.

  • Depending on the property, pets may be allowed with additional deposits, documentation, pet rent, and a pet application will be required, please inquire.

  • The occupancy limits for this property are 2 persons per bedroom.

  • Our office does not accept incomplete applications. We will not run the application until we have all the documents and rental screening fees in hand.

  • If a co-signer is required to approve the application, the co-signer must meet the above criteria with the following changes: the FICO score must be 700 or higher and the monthly income requirements are 5 times the amount of rent. Co-signer must reside in the State of Oregon.

  • Property Management has a non-discrimination policy as required by federal, state, or local law and does not discriminate against any applicant because of race, color, religion, sex, sexual orientation, disability, national origin, marital status, familial status, or source of income of the applicant (outside of stated).

  • A criminal background check will be obtained on each applicant through a third party and used as part of the qualifying criteria. The check will include reviewing public and criminal records for arrests for criminal behavior and charges pending and have not been dismissed, and convictions less than seven (7) years old (for acts presently illegal in this state), including but not limited to: drug-related crimes (excluding convictions based solely on the use or possession of marijuana), a person crime, a sex offense, crime involving financial fraud, or any other crime if the conduct for which the applicant was convicted is of a nature that would adversely affect the property of landlord or a tenant, or the health safety or right to peaceful enjoyment of neighbors.

Important Notes

  1. Completed Applications are processed on a first come first served basis

  2. Move-in date must be within 2 weeks of an approved application. In addition, a non-refundable fee of 50% of the Security Deposit will be required to hold the property for those 2 weeks. This fee will be applied to the Security Deposit at Move-In. If the applicant does not move in during that timeframe, that fee will become non-refundable and be released to Root Principles.

  3. Processing time for applications can take up to 48 hours during normal business hours. All applicants must submit all proof required within two business days as we are required to move on to the next applicant.

  4. Once approved, the security deposit will be due within 72 hours and needs to be paid with a cashier’s check or money order, no personal checks will be accepted. The first month’s rent is due at move-in as well as any remaining Security Deposit amounts.
