Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act so that you can ensure your tenant is vetted appropriately.

Once we have found a qualified resident, we schedule a lease signing and a move-in condition property review to ensure that they understand the terms and conditions of renting your home and the quality they are receiving at move-in. We do this to ensure that no disputes on the condition of the home arise when the lease expires and the move-out review is conducted.

With our 15 years of resident move-out transitioning, you can be assured that our team of professionals understands what the condition of the home should be returned to us as. We take thorough pictures of them before the resident takes ownership and after they vacate your home. Before and after, video walk-throughs are conducted and used as evidence in court in the rare event that something happens to your home.

Rent Collection

Nothing affects your cash flow more than late or missing rent payments. Every month’s rent is collected and deposited into your account expeditiously. Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process.

Our residents are offered a variety of convenient ways to pay their monthly rent, including an online payment method, so you can get your money as quickly as possible. In addition, we treat each resident respectfully and fairly, as a positive relationship with a resident usually leads to timely rent payments as well as better care for your property.

Regular Maintenance & Evaluations

Professional evaluations of your home both inside and out are beneficial to ensure residents are complying with the terms of their lease and to assess property conditions.

We typically conduct move-in, periodic, and move-out evaluations throughout the term of the lease. We document all interactions with the tenant through Buildium, our in-house software system, and use photography from these evaluations to assist in determining needed maintenance and repairs. Your home’s value is our top priority, and we give annual reports to you based on our market data of what improvements and maintenance will continue to bring that value for you. Our evaluations also assist in resolving resident issues that may potentially arise in the future to ensure that you are complying with all landlord-applicable laws.

Maintenance is a necessary expense in owning a rental property, and the return on your investment can be significantly impacted without timely, cost-effective repairs and upkeep. When handled by us, you’ll save time and money and ensure repairs are completed professionally, by trustworthy maintenance personnel.

We have an extensive network of contractors, vendors, and in-house staff to handle property maintenance and repair work. Many small repairs can be handled by our team such as drywall repair, electrical fixture replacement, painting, etc. We do this in-house to save you money in the long term from hiring outside contractors for these minor issues. But when the need arises for larger maintenance projects, our trusted contractors and vendors are at our beck and call.

Accounting

Our goal is to maximize your income and minimize your expenses. To keep track of your income and expenses we use a centralized accounting system built within our Buildium software. This all-inclusive accounting and reporting system, backed with itemized statements and tax documentation, keeps all your property management financial information organized in one place.

We provide each property owner client a password-protected online account for easy access to financial reports any time you need.

Eviction

Even with careful placement, there is occasionally a resident who needs to be evicted from the home. You can be sure that our staff is extremely knowledgeable in state and local landlord/tenant laws and can take care of the paperwork needed to remove them from the home. If the resident does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary, in the fastest possible time frame, to minimize your costs and get the property leased again.
